Philippe: Diba Ayala also has commercial or puro residential? So for example, ito dito sa Vertis North, may properties ba kayo doon? Ang tahimik ng Vertis North eh pero it’s not yet that developed.
Maite: True Ayala brand doesn’t only cater to residential. We also have commercial raw lands even. So let’s say in the likes of Vertis North may mga offices diyan. I’m Maite. I’m a property consultant handling all Ayala brands now, focusing on spreading the good word and educating people on how it is to put their money or invest in real estate industry.
With all Ayala brands naman it’s always a master plan community eh. So kung ngayon parang sabi mo nga it’s not yet fully developed eventually it will be because Ayala doesn’t stop improving the vicinity of where they put out put up a project.
Bong: Ang tawag kasi namin for the Ayala is estates. So kapag tinawag mong Ayala Estates yan so alam mong nandiyan lahat.
Philippe: Correct me if I’m wrong, but I see Vertis North as a very, very lucrative investment in the next 5 to 10 years. Am I assuming it correct or do you guys think otherwise?
Maite: If you’re betting your money on Vertis North, I think it’s still a.
Philippe: Nauso kasi ngayon sa U-belt. I have a meron akong pamangkin kasi, she’s singing in U-belt and then when we were looking for places to for her to stay. Kasi mag co-college na siya so ikot-ikot kami tapos nakita namin yung iba-ibang para siyang dormitory tapos sa baba puro kainan, puro restaurant, di naman restaurant pero parang pop-up na miryenda shops and all that.
Ang gaganda nga ng mga what do you call this concept doon. But and then eventually we had to move we had to move her out there because we found a better I believe it was a condominium talaga. Not sure if it was one of the properties near rotonda basta somewhere there. It’s really not for students pero pina-convert yung unit into four.
Philippe: May bunk beds and everything pero ang ganda kasi facilities are better. It’s only like 8 minute ride jeep going to her ano college. So doon namin siya ano pina lipat kasi okay yung environment doon, better mas tahimik compared sa dormitory. Mas mura nga pero the way I see it parang. Although ang ganda ng facility don’t get me wrong.
I would stay there for the convenience na bababa lang ako, tawid lang ako going college. Pero kasi babae, so inisip din namin yung safety. Diba, nauuso kasi yan diba?
Maite: Yes.
Philippe: Na snatch siya, na kidnap.
Maite: Totoo that’s where Ayala brands come into kasi yung safety niya. You know, there’s 24/7 security, there’s CCTVs, you know, common areas and all. Pero makikita mo it’s very, it’s what sets aside them apart also from all others there. Kasi very safe yung community. Yung area, diba sabihin mo lang na nasa University Belt siya.
But how it’s being taken cared of yung mga security diyan. Kung paano sila ka strict e-handle yung going in and out of the tao. Yung pag pasok doon sa mismong condominium, ganon.
Philippe: Diba Ayala also has commercial or puro residential?
Bong: May commercial.
Philippe: So for example ito dito sa Vertis North is there may properties ba kayo doon na pwedeng ano or is it not advisable because ang tahimik ng Vertis North eh. Pero it’s not yet that developed.
Maite: Yes it’s not yet developed but yeah that’s true. Ayala brand doesn’t only cater to residential, we also have commercial raw lands even. So let’s say in the likes of Vertis North may offices diyan ranging from 50 million above. So marami, marami nag iinquire. Would you believe there are people that would really buy not one not two spaces. Yung talagang minsan nga floor na eh.
Philippe: Isang floor, yes.
Maite: Yes. Kasi maganda rin talaga.
Philippe: So anong potential diyan sa Vertis North? Kasi it’s very quiet. I mean Amaia is there tama? Avida?
Maite: Avida.
Philippe: Avida.
Maite: Yes Avida and Alveo.
Bong: Alveo.
Philippe: Sorry not Amaia wrong ano pala. Alveo and Avida.
Bong: Alveo and Avida. It’s ano hybrid brand. Yun yung tinatawag naming ano eh hybrid Alveo. Same buyers kasi yan eh. So pwede si buyer ng Avida pwedeng mag convert to Alveo brand.
Philippe: Really?
Maite: Kasi halos when you know pag hinimay mo siya per square meter magkalapit na lang yan.
Bong: Magkalapit lang naman yung price.
Philippe: So ano yan is that the entry level of Ayala properties yung Avida?
Maite: Amaya is entry level.
Philippe: Ah Amaya is entry level. And Avida?
Maite: Mid.
Philippe: Mid.
Maite: Mid scale sila. So yun yung mga middle income yung range ng salary nila.
Philippe: So yun yung mga parang 24 square meter na studio or yung environment it’s like the? Okay.
Maite: Yes 22 to 24 square meter na studio units. But you know environment wise same naman. Ang let’s say for example Amaia versus Avida right how apple to apple comparison. Let’s say during brown outs Amaia doesn’t have generators inside their units, Avida has.
Philippe: Ah yun yung difference.
Maite: Yun naman siya. Si Amaia yung generator is for common areas. Avida units and then common areas, yun siya.
Philippe: My only issue with although I’m not sure if it’s an issue but my only concern is in Vertis North is well may hospital doon veterans but it’s not it’s not your typical hospital na.
Maite: Government eh.
Philippe: Exactly that’s the one okay so you have your bureau of fire. Okay safe tayo. Malls walang problema. First casinos is there in Vertis North. First casino in Quezon city. So we have Solaire and all that. But other facilities parang malayo sa school malayo. It’s really not as strategic, but I’m hoping it would because it’s not yet developed.
In terms of school medyo malayo. Although sabihin natin 30 minutes if hindi traffic or sorry if traffic going to UP. Ateneo sabihin natin a little more than 30 minutes with the traffic from Vertis. So it’s not really that accessible in terms of facilities. Hindi katulad yung na mention niyo na may mga ano like in Nuvali everything is there na. So what’s the, hindi siya. What do you guys think, may potential ba ang Vertis North?
Bong: May potential. Kasi unang una kasi si Vertis North lahat ng residential nila na ano diyan, ubos na yan. Sold out na talaga siya. Lalong-lalo na yung Avida towers. Vita, Sola.
Maite: Sola.
Bong: Sold out na siya. Kasi ang tawag kasi diyan is yun yung alam mo naman sa taga north yan yung unang entry nila eh. Oo. So lahat kasi ng taga north naniniwala sila na sanay pa rin sila sa north. Hindi sila sanay sa south ganon. Yung papunta sila doon. Yung mga buyers na yung sanay kami sa lugar na ‘to eh.
Philippe: Yeah.
Bong: Oo. Kung bibili ako ng condo dito lang din, sabi. Dito lang sa area na ‘to.
Maite: Although what I see now, you know, the convenience it has on the accesses of the transportation hubs, yung sa mall niya, right? Pero ngayon kasi parang may part na doon na kino-convert into green spaces. You know how the effect of the pandemic right na parang people got scared of being on the inside lang.
Na parang sobrang importante na sa kanila yung nakakakita sila ng greeneries, trees, ganyan. So may part doon ngayon na yun na yung ginagawa nila. But if you’d be keen on observing it let’s say in a specific area say we’re for Vertis North. Dati naman sila Avida lang yung nandiyan. But you would notice Alveo’s presence is already there. It means it’s because the first property that was put up there really had a good take up.
Philippe: Are there going to be more of Ayala properties there?
Maite: Now there’s Orean Residences. It’s actually malalaki yung unit cuts niya so there’s two bedroom and it’s I think it’s ready for occupancy.
Philippe: Ayala to?
Maite: Yes.
Bong: Ayala, oo.
Maite: Sobrang ganda. There’s a showroom in diyaan din sa Vertis North mall. So you know appointments are welcome walk-ins are welcome also. Pero makikita mo doon the layout how it’s set up there’s a scale model there to give you an eye view of how the community looks like. With all Ayala brands naman it’s always a master plan community eh.
So kung ngayon parang sabi mo nga it’s not yet fully developed. Eventually, it will be because Ayala doesn’t stop improving the vicinity of where they put out uh put up a project. Yun naman yung kinagandahan sa kanya, it doesn’t stop there.
Bong: Ano yan, ang tawag kasi namin for the Ayala is estates. So kapag tinawag mong Ayala Estates yan so alam mong nandiyan lahat.
Philippe: But isn’t that isn’t Vertis north Ayala?
Bong: Ayala estates.
Philippe: Ayala states, right? So ano talaga it’s all Ayala owned. Interesting. So swerte pala ni ano.
Maite: Alam mo dati years ago the studio units there are like 3.9?
Bong: No 2.
Maite: Meron pa ngang umabot ng ah yeah may 1.9 siya noon.
Bong: Oo 1.9 yan.
Maite: 1.9 ang nagsimula halos ang mga pre-selling units there. And now if there’s a reopen one is at 5.6.
Philippe: 5 years from that from 5.6 are we expecting na magiging 10 na double that or 8 9?
Maite: It may reach that but not I don’t think that’s in the next 5 years. But yun nga ideally in real estate as long as the vicinity keeps progressing, transportation’s improving, nagdadagdag ng offices, ng commercial or retail spaces nagmamahal din yung property.
Philippe: Which is happening right now because MRT7, diba?
Bong: Yeah.
Philippe: Yung biggest MRT station, train station nandoon sa Trinoma and then Vertis North, Ayala Mall, diba? There’s two their empty property in front is now becoming another set of buildings so if that’s happening. Ang kulang lang kasi hospital. Forget veterans I don’t want to go to a government hospital. Pero kulang hospital, clinics.
Maite: QCGH is the nearest one I think, right?
Philippe: Well yeah but if you think about it it’s still a ride out going to East Ave, right?
Bong: May ano siya dito sa side.
Maite: Although Qualimed and Healthways there pero yung big hospital hospital.
Philippe: Taga Visayas, right? Congressional?
Maite: Yes.
Philippe: Eh diba there’s a new hospital nag pop-up doon, corner Visayas.
Maite: Is there?
Philippe: Yes. Do you know where Wilcon is?
Maite: Yeah.
Philippe: Once you reach the stoplight, before the stoplight going to congressional. There’s a new hospital there.
Maite: What is it the Pacific Global?
Philippe: It’s probably that. I’m not sure.
Maite: Yeah or Metro North?
Philippe: One of those.
Maite: Nandoon sila oo yeah.
Philippe: Pero it’s a hospital.
Maite: Yeah.
Philippe: I think that’s the most convenient by far now na full facility hospital, private.
Maite: But you know Vertis.
Bong: Pwede naman dito sa may ano Quezon Ave.
Maite: Ah Capitol.
Bong: Capitol.
Maite: Yeah. Capitol Medical Center.
Philippe: Yeah, that’s sort of Yeah. Capitol, hindi mas malapit Providence.
Maite: Providence. Yeah. Yeah. The new one. Pero kasi if you notice, Vertis North is more of business area yan eh. Call centers, right? Yung mga offices there. Hindi siya katulad ng ibang communitiy na plain residential. So maybe chances are, gaano ba kadami yung kailangan mong dalhin sa hospital na you know, for it to be really accessible.
Philippe: Well, the more na ano nga the more commercial the more na dapat may mga medical facilities kasi.
Maite: Ang meron lang kasi within that are small clinics for now.
Philippe: Yeah. Trinoma, Medical City and all that small clinics. Pero when in terms of emergencies and for example look at BGC they have St. Luke’s, right?
Maite: Yeah, true.
Philippe: They have St. Luke’s so in an area something like for example if you go to Eastwood. Eastwood itself, where’s the nearest hospital there?
Maite: QCMC.
Philippe: Which is that, right? It’s still a long way hindi katulad sa BGC it’s within your vicinity. You can just 5, 10 minutes nandoon ka na. With the traffic pa nandoon ka na. So I think it’s very important that there should be a medical facility nearby that is non-government has to be private because.
Maite: Knowing how Ayala develops you know the future of a specific area, lagi naman yun kasama sa plano nila.
Bong: Kasama naman lagi si ano naman.
Philippe: Would you say it’s a really. Ako kasi, I’m here this is this is my area. Okay. Hindi lang dahil nasanay na ako but it’s very convenient. Malapit lang yung Expressway from here.
Maite: Yeah.
Philippe: From Midanao Ave. right? And then here SM North, Trinoma It’s been ano talaga, you know, it’s been the place where yun nga entry point ng taga North.
Maite: Yes.
Philippe: Ngayon entry point ng taga South yung mga nag eeSkyway. New airport is going to be there. In near Bulacan, somewhere there. New Clark, Clark, whatever the new airport is going to be there. So it’s going to be a very correct me if I’m wrong but I see Vertis North as a very very lucrative investment in the next 5 to 10 years. Am I assuming it correct or do you guys think otherwise?
Maite: Tingin mo? I mean at this point ba is the is our price point for Vertis North a little expensive or. Parang hindi rin eh. Very very reasonable yung price niya eh.
Philippe: I personally want to invest there because this is my area already and because I already have that bad, a bad experience from the other side. So I want to try this side over.
Bong: Reasonable siya sa ano kung ako yung bibili o taga north ako. Kasi Norte naman ako eh. Yan yung dating talagang ini-aim ko eh. Syempre di naman. Pero oo okay lang may mga bagay talaga na ano. Pero kung ako mag iinvest North pa rin. Yan yung una kasi yan yung unang pupuntahan mo talaga eh, North eh. Estates din siya eh. So ibig sabihin pag nasa estates kasi it’s for Ayala kasi talaga. Ibibigay niya na lahat sayo.
Maite: For Vertis North Hospitals is Yes, it’s still part of the long-term plan, always yan. Maybe ngayon wala pa siya but eventually it will be there.
Philippe: Big plus yun. That’s a big plus.
Maite: Yes, true.
Bong: Oo pag estates. Pag sinabi mong estates di pwedeng wala sa hospital yun eh. Example niyan si Arca South may hospital siya oo.
Philippe: Yeah.
Bong: Si Nuvali may hospital siya.
Philippe: Ano yung hospitals doon sa Nuvali?
Bong: Si dating Quali Med ngayon ano na siya Healthway na siya.
Philippe: Healthway, okay.
Bong: Pero malaking hospital siya.
Philippe: Dapat may ganoon nga. It’s good kasi the transportation is there na.
Bong: So yun pag sinasabi naming estates for Ayala alam ng ano yan ng investor talaga na kailangan may hospital ka ganon.
Philippe: Yun nga, I mean kumpleto na. Pinaka malapit na ano police station sa Vertis. Kunwari sa Quezon Ave.
Maite: Bago Bantay.
Philippe: Yeah. Bago Bantay. Pero nasa kabila kasi sila eh, diba? Tatawid pa sila.
Bong: Pag estates kasi mga common yan eh may mga guards na ano. Like BGC.
Philippe: Sabagay, yeah.
Bong: Oo, yun yung binibigay rin nila yung ganoon eh. Like sa Arca South, ang nag iikot doon more on ano eh.
Maite: Are you familiar with Arca South?
Philippe: Yes.
Maite: Sobrang ganda na ng lugar na yun.
Philippe: I know. But it’s far down south, taga north ako eh, you know. And because one main reason is not because like I said not because sanay na ako dito sa ano. If you think about it okay business center is Makati, but that that already split to BGC,right? Quezon City alone as a city okay we’re a mix of three.
If you think about it we have our business district here we have of course we have real estate commercial and residential all over and we have the biggest land mass here, right?
Maite: True. Yeah.
Philippe: And then there’s a lot of investment opportunities in Quezon City alone.
Maite: Yes.
Philippe: Here are this is that’s why they call it the city of stars. Dito yung ABS-CBN, dito yung GMA, diba?
Maite: Not to mention siya ang pinakamaraming population too.
Philippe: That too pinaka maraming population, the biggest budget we have and then land mass as well. So there’s a lot of opportunity in Quezon City. Plus our congress is here. Our main hospitals are here, Heart Center, everything there. We have Quezon Memorial Circle. We have everything, right? So South kasi sinasabi talaga Ayala, diba? Pag sinabing Ayala, South, diba?
Bong: Oo.
Philippe: Alabang.
Maite: Pag QC ba?
Philippe: Pag QC halo-halo na but there’s no specific ano pag sinabi mong QC. I don’t think there’s a specific brand for it now, ah pang mayaman yan or, nasa gitna tayo eh you know. But the point being there is entertainment is here, right? Our official, forget Senate, Malacañang and all that but everything else like Congress, diba?
Congress is a very impactful ano, main government agencies nandito, right? But Congress is the most impactful in terms of corruption, diba? They do better than Malacañang they do better than the Senate they do better than all and we. You see where the money is coming from. We are the richest in the whole.
Philippe: You go to each office oh they have, akala mo mag out of the country, yun pala puro pera. Pero my point is you wanna what do you call this impeach a president or a vice president, Congress. They have the power they have the money, right? So my point is going back to real estate I think Quezon City has the biggest potential because we have all of this action happening here, diba? Honestly you go to BGC it’s boring.
Bong: Base sa ano ng employee pa ako kasi last October lang naman ako nag resign eh. Sa mga data na naga-gather ang namin ang top buyers talaga na lumalabas Quezon City.
Philippe: Wow.
Maite: And you know the three projects was it three? Okay. We have projects in Vertis North. Yeah.
Philippe: Okay.
Maite: We have in Fairview which is also Quezon City anyway. And then one is in Cloverleaf, Balintawak. Would you believe si Avida brand sold out yan?
Philippe: It’s funny yung sa Cloverleaf, so out of place. But if it falls down if kung. Meron bang Ayala na ano Caloocan?
Maite: Caloocan, only the one in Clover Leaf. Caloocan, wala naman.
Bong: Wala.
Philippe: When you think about it it’s very out of place. Siano Cloverleaf. It’s so weird na meron Ayala doon, but it’s so great that nandoon sila.
Maite: You know I would agree to that ako rin na parang, what? There’s Ayala here? But there’s Avida and there’s the upscale brand there which is Alveo and nauubos yung inventory doon. So there’s really a market and it’s an estate project too.
Philippe: You know like I said it’s weird that they’re there but it’s also great that they’re there because we have an office in Caloocan. Actually my wife’s office is in Caloocan. So you know when you’re in Caloocan it’s an industrial zone, diba?
Maite: Yes.
Philippe: Part of an industrial zone too Malabon and Navotas and all that. So all you see is really industrial stuff, right? But the offices are there and then pre SM Grand Central, noong hindi pa nabili yung Grand Central para ma tambayan so I would go to Cloverleaf, like ay salamat merong ano dito. Diba parang you get out there may mall. Iba, parang you transform, you teleported somewhere else.
Maite: Tsaka parang iba yung itsura niya diba. Like from the outside and then when you enter ibang iba yung vibe niya.
Philippe: Sobra.
Maite: Parang from a little chaotic, you know, because it’s a long EDSA tapos pag pasok mo biglang tahimik.
Philippe: It’s too chaotic, Balintawak market noon is ano, right? It’s too chaotic, right? But then at least for example kung meron kang pwesto sa Balintawak market at least kung gusto mong mag Starbucks nandiyan lang.
Maite: Madaming nag rerent doon, right?
Philippe: Yeah.
Bong: Yeah.
Maite: Kasi yung accessibility nila sa LRT.
Philippe: Isa pa yon.
Bong: Tsaka may kasama akon doon ano tinanong ko “Bakit gustong gusto?” “Ang sarap mamalengke doon.
Philippe: Diba? Park ka pa sa Ayala tapos mamamalengke ka lang. Ang hirap pa naman ng parking doon, diba?
Bong: Yung 100 pesos lang dami mo ng mabibili doon.
Philippe: Totoo yan. Believe it or not, ginawa namin yon. Ang hirap mag park tapos ang daming MMDA na nanghuhuli, diba? Yun lang lugi ka kung namamalengke ka ng madaling araw kasi close sila eh.
Maite: Yeah.
Philippe: That’s the ano eh. So, no choice kami but if we wanna do if we wanna go to the Balintawak market, we park there.
Bong: Si ano yun eh si Tana sabi mo nandoon na bakit dito ka bumili.
Maite: He lives in Pampanga yung colleague namin yun. Pero doon siya namamalengke and he bought a property there.
Bong: Diyan siya nakatira ngayon eh.
Philippe: Wow.
Bong: Tapos tinanong ko anong maganda doon. 100 pesos ko 1 week na yun sa palengke.
Maite: Anong binili niya dilis?
Bong: Hindi, kasi sobrang mura doon.

Maite: Tsaka ano I noticed people living sa north like can the likes of Pampanga po and then their work is in Metro Manila parang halfway house nila yun.
Philippe: It is.
Maite: Yun yung common ng mga profile investors na bumibili doon.
Philippe: Correct me if I’m wrong. Yung bagong train to going to Clark or Bulacan doon yung station, right? I think that’s one of the main reasons.
Maite: Kasama siya. Even the MRT7 ano there’s going to be connectivity also yung sa subway din along Mindanao.
Philippe: Yeah.
Maite: Yun. Kaya ang galing. So lagi naming sinasabi you know always think about or put into consideration yes sinasabi mo ngayon ay walang ano, hindi accessible pa ganoon for now it is not. Like the project that we have in we call that Amaya steps the junction it’s along Tandang Sora. Pero kasi pag labas mo ng Mindanao Ave yan na yung subway.
Philippe: Yeah. Tandang Sora station. Mindanao Tandang Sora.
Maite: Kaya sabi namin imagine the price of your property. How much it would be pag buo na yan.
Bong: Si ayala kasi since, ito na naman papasok na naman ako sa empleyado ako, diba? Ano siya before niya gagawing estates yan alam niya na in 6 years to 10 years. Kung bibilhin niya yan kunwari itong lugar na ‘tong Vertis North. Alam niya na yung paanong gagawin, anong mangyayari diyan in the next 10 years future niyan. So ganoon siya, ganoon sila.
Maite: Tsaka rare yun that they put up a project na standalone. Kaya laging sinasabi you know ang daming nagtatanong sa amin wala ba kayong ano property sa Baguio ganyan. Pag mapapansin mo kasi yung mga dinedevelop nila malaki talaga, diba? Like yan yung Vertis North, akala mo non condominium lang yan, pero hindi sobrang lawak ng dinedevelop nila.
Bong: Umabot ng hanggang ano.
Philippe: Diba Mindanao Avenue. Okay. Trinoma Vertis North going to Mindanao Tollgate further than that konti between Mindanao Avenue and going to Valenzuela walang projects doon. Kasi that’s flat land.
Maite: Yeah.
Philippe: Wala bang projects doon kasi I have a feeling na si SM is magtatayo doon. Kasi that’s after Mindanao Avenue wala eh there’s nothing there’s no it’s empty except there is a new I don’t know kung napansin niyo yun kung doon kayo dumadaan, there’s a new bridge from there going to Novaliches. It’s an expressway bridge, diba?
Bong: Expressway, diba?
Maite: Yeah yung na daanan natin before.
Bong: Lagi tayong na tatraffic pag.
Philippe: Yes, because of that because of that bridge. I don’t know I’m looking at it. Kung merong ganon it means my traffic. After that empty lot.
Maite: Oo parang dead spot yun eh.
Philippe: So parang it’s like parang development to ah. It’s going to be development. So the question is, is Ayala going to put something there or SM?
Maite: As of the moment nothing has been cascaded about that because ngayon if you’re going to take a look at it they’re really developing and improving Vertis North area.
Philippe: Vertis North. Well that’s where my money is going, so.
Maite: Ganda the Vertis North.
Bong: I think ano ang ano nila is, kunwari estates like Vertis North, hahanap sila ng malapit lang sa lugar or along the are area lang din na bibilhin nila to expand.
Maite: Which is what they’re doing in Arca South Town, ganoon sila.
Bong: Hindi sila yung maghahanap pa ako ng ibang, mas gusto nila dito na lang siya. Mas magandang e develop na lang ulit. Kunwari bagong residential or ganoon na kunwari government owned ganoon.
Maite: Oo.
Bong: Makikipag deal nalang sila doon sa.
Maite: Parang you know how Makati started, right?
Philippe: Yeah.
Maite: Makati is 100% Ayala, BGC is 75% Ayala. Parang ganoon sila eh, they start here and then papalaki ng palaki ng palaki, hanggang magugulat ka nalang uy, ibang iba na siya ngayon.
Bong: Yun yung gagawin nilang City, parang yun..
Maite: Yun talaga yung track record nila
Philippe: Yeah, my money is on like I said my money is on the store because the train station MRT7 palang don and plus the subway station right across.
Maite: Yes
Bong: Big factor
Philippe: Big factor big factor na. So
Maite: Oo, tsaka maganda din ng area ng vertis north.
Philippe: Sa ngayon, It’s not as as aesthetically pleasing

The first cancer care hospital is Ayala. Manila Water used to be Ayala too. So parang ang galing they’re not only present in real estate but in all you know, parts where what Filipino communities need or Filipino families need so nakaka amaze siya.

Anywhere in between it’s still great but uh I think as an investment especially I have a lot of foreigner friends who were asking what’s a good place to invest you know so.
I’m not really sure but if you really want to invest your money in the Philippines it’s a great place to really build a business but not specifically nowhere. Kasi ang daming nagsasabi ng near the airport near Bulacan, down south. I have friends who are in near Novali and they’re foreigners and they were telling me it’s such a great community.
